Market Education

Our first meeting is a fact finding mission. I want to learn as much as I can about you and  your family.  What do you like about your current home, what’s no longer working for you, and why do you want to upsize? Where do you see yourself moving? We’ll also go over the buying and selling process. Then we’ll start to focus on your next home.  What are your needs and wants in your future home? These needs/wants may be things like, the size of the home, neighbourhood, yard space, and so on. Is there a particular school district you want to be in? I want to know what's most important to you.  I also want to know how you like to be communicated with, if it's social media, texting, emailing, or phone calls, let me know. We’ll also go over your financing options and budgeting. If you’re in need of a mortgage broker, just let me know. I’ve got trusted mortgage professionals that I’m happy to recommend. We’ll also take a look at the documents that are required when buying or selling a home in Ontario so you’re comfortable with them and able to ask any questions you have about them.

Home Shopping

I’ll set up a home search that sends you listings via email that fit the criteria we talked about in the first step. This list might not be perfect and may need tweaking here and there, so let me know. It’s very simple for me to make changes to your search, and I want to make sure that you’re receiving listings that fit what you’re looking for! The program (OneHome) sending out the list of homes, is an effective tool to help you become familiar with the market.. You can “favourite” listings, add notes, and request viewings directly from the program. It'll  make it very easy for us to communicate with one another about properties.  If you have questions about a home, but can't view the property in person, I’d be happy to preview the property for you. I understand that life with work and kids is busy,  and I  have a work around.  If you’re not able to view a home in person, I’ll  make a video and send it to you, or we can video chat while I walk  through the home. It’s the next best thing to you actually being there. I want your home viewing to be as efficient as possible for you and your family. Once we find “the one”, we’ll be confident and ready to jump into action! Before submitting an offer on a property, we’ll look at the market information  together. By looking at the recent sales and active listings of similar homes, we can ensure your offer is fair and competitive. I’ll also help with writing in clauses or conditions to protect your best interests.

House Preparation

The next step is to prepare to list your house for sale. We’ll schedule a time for my home stager to come to your house for a consultation. They can offer advice on repairs, paint colours, and furniture arrangements. Understand that home staging is different from the way that a home is lived in, so don’t be offended by the changes suggested. The goal is to make the house more appealing to potential buyers. Once the staging is completed and any repairs are done, the house will be professionally cleaned.  Everything we do in this step is to help buyers fall in love with it when they see it.  I want to do everything I can to get your house sold as quickly as possible and to maximize your sale price! Now, it’s ready for photos, video, floorplan, and 360 tour. These will be used for online, print, and social media marketing. A week before the home is expected to be listed, the sign will go up, with a smaller sign above saying 'Coming Soon'.

House Selling

The next step is listing the home on the MLS system with all the information that I collected from you about your house. In addition to traditional marketing methods, I’ll be leveraging targeting ads on social media to attract the most qualified potential buyers for your house. I also will be sending emails to the 200+ Realtors within my office as well as my own database to promote your listing. My goal is to get your listing in front of as many buyers as possible! When it comes to showings at your home, I know that time is precious.  I’ll do my best to arrange showings times that suit your family's schedule as much as possible. There can be a few different strategies for pricing the home that we can go over in more detail once we meet together. The pricing strategy that we select will work with the current market to maximize your home's exposure to buyers and net you the most money. Once there’s  an offer (or multiple offers submitted!), we can sit down and go over and discuss the offers and see which one will work for you and your family.

The Final Stretch

I will be there with you every step of the way for both the sale of your house and the purchase of your new home. If there are appointments for inspections or appraisals,  I will be there. I will be there to explain everything and answer questions. If you need recommendations for movers, let me know.  I’ll also remind you about important tasks like changing your address and setting up your new utilities.  I know that moving day can be very busy, but I would love to stop by a bit after you get the keys to make sure that everything went as smoothly as possible. I’ll  also follow up with you over the next few months, just to make sure you haven’t  run into any problems.  If you  need recommendations for future projects I  have a network of trusted tradespeople (contractors, electricians, plumbers, painters etc.) that I can pass on to you. I am just a phone call away if you need something.
